Disclaimers and Limitations on Service

1.  The estimate provided is not intended as an appraisal of the property and does not meet several of the requirements of the Uniform Standards of Professional Practice (USPAP) requirement for an appraisal.  The estimate is being provided under the regulations addressing consulting services.  It is the opinion of the preparer of the estimate that the value is not misleading, but since the appraisers cannot physically inspect the property to verify the city record data, all estimates should be viewed as iniitial reporting on the property and not construed as an opinion of value.

2.  The esitmate should not be construed as providing investment advice or be relied upon for critical decision making.  AVM's can at best be discribed as a rough guess and further more rigorous investigation may be needed before suffiicient information on the property being examined can be said to have been appraised.

3.  Municipal property records are public information and as such are generally viewed as being in the public domain, however United Real Estate Corporation reserves the right to refuse to provide its information and estimates to any individual or organization.  The use of the estimates may also be regulated under the "Ristrictions on Disclosure and Use" as set forth by the Appraisal Institute and other governing bodies.

4. The rights to the analysis data set, formulas and other intellectual property developed by United Real Estate Corporation in conjunction with the AVM service are reserved.  Unauthorized use of or duplication of the programs or data is prohibitted.
